What’s Happening on the Grand Strand Real Estate Market in August 2026?

The August 2026 numbers tell a more nuanced story than last month — and a more encouraging one for both sides of the market. Days on market dropped sharply in six of seven communities, including a dramatic 73.61% drop in Murrells Inlet down to just 19 median days. Prices ticked up in four markets. And two markets — Conway and Pawleys Island — both shifted back toward balanced territory. The post-Labor Day window for serious buyers and motivated sellers is here.

The headline shift from July: homes are moving faster in August than they were in July across most of the Strand. That’s the fall buyer pool showing up — the motivated relocators from the Northeast and Midwest who spent the summer researching and are now ready to act. Here’s the full picture across all seven markets.
📉 Days Dropping Fast
Six of seven markets saw median days on market fall month-over-month. Murrells Inlet dropped 73.61% to just 19 days — fastest on the Strand. North Myrtle Beach dropped 12.24% to 43. Little River dropped 24.64% to 52. The fall buyer pool is arriving.
 
💰 Prices Recovering
Four markets posted positive price movement month-over-month: Myrtle Beach up 6.35%, Little River up 6.21%, Conway up 3.41%, NMB up 2.49%. After months of softening, prices are stabilizing — and in some markets, beginning to firm.

🏖 Myrtle Beach — Prices Up, Homes Moving Faster

Myrtle Beach posted two encouraging signals in August: median sold price up 6.35% to $335,000, and median days dropped from 54 in July to 50. Inventory continues rising at 8.53 months but that hasn’t stopped correctly priced homes from finding buyers. The sold-to-list ratio ticked up 0.42% to 96.6% — a small but directionally positive sign.

For sellers: the price recovery in August is real but fragile. Homes that are well-priced and well-presented are benefiting. Overpriced listings are still sitting. For buyers: 8.53 months of inventory means real leverage is still on your side, especially on homes that have been listed 60+ days.

🌊 North Myrtle Beach — Homes Moving Significantly Faster

The most notable shift in NMB this month: median days dropped 12.24% from 50 to 43. That’s the fall buyer pool arriving in real time. Median sold price recovered modestly, up 2.49% to $434,062 after last month’s significant decline. Inventory remains the highest on the Strand at 8.95 months.

The NMB picture in August is one of tightening pace with still-elevated inventory — a window that favors buyers who are ready to move but won’t last indefinitely. Sellers who priced right in late August are seeing faster results than those who listed at the peak this spring.

⚓ Murrells Inlet — 19 Median Days. The Fastest Market on the Strand.

Nineteen median days. Down 73.61% from July’s 72. That is a staggering month-over-month shift that demands honest context: a single month’s median days figure in a smaller market like Murrells Inlet can swing dramatically based on the composition of homes that closed. A cluster of fast-moving waterfront or Hammock Coast lifestyle properties in August can compress the median significantly.

That said, the directional signal is real: the Inlet is moving. Median sold price settled at $575,000, down 6.5% from July’s elevated $614,950 — a more normalized figure for this market. Inventory at 8.25 months keeps it in buyer’s territory structurally, but the pace says something very different. If Murrells Inlet is on your list, decisiveness matters.

🌴 Pawleys Island — Slowing from Last Month’s Sprint, Still Balanced

After July’s remarkable 23-day median, Pawleys Island pulled back to 31 days in August — up 34.78% month-over-month. That’s still the second-fastest market on the Strand and significantly faster than most Grand Strand communities. Inventory jumped 31.17% to 6.48 months, shifting the designation to balanced — the most significant structural change in this month’s data.

The median sold price dropped 16.75% to $487,000 — another mix-of-sales artifact more than a true market decline. The Hammock Coast's fundamental appeal hasn’t changed. Pawleys Island in balanced market territory with 31 median days is still a market that rewards prepared buyers and penalizes indecisive ones.

⛵ Little River — Strong Price Recovery, Homes Moving Faster

Little River had one of the best months on the data sheet: median sold price up 6.21% to $319,900, and median days dropped 24.64% from 64 to 52. After several months of softening, both metrics moving in a positive direction simultaneously is a meaningful signal. Inventory remains elevated at 8.04 months.

At $319,900 with waterfront community character, Little River continues to offer some of the best coastal value on the Grand Strand. Buyers who have been watching this market waiting for the right moment are seeing that moment in the August data.

🌿 Longs — 98.6% Sold-to-List, Homes Moving Faster

Longs continues its run as the quiet overperformer. At 98.6% sold-to-list — the highest ratio on the Strand this month — sellers in Longs are getting nearly full asking price. Median days dropped sharply from 58 to 36, a 36.84% improvement. Inventory grew to 6.96 months, technically crossing into buyer’s market territory for the first time in recent data.

The combination of near-full-price results and dramatically faster sales tells a consistent story: Longs buyers are motivated and committed. The $330,000 median represents stable value and the community continues attracting buyers who want Grand Strand proximity without coastal premiums.

🏛 Conway — Balanced Market, Strong Seller Results, Faster Sales

Conway flipped to a balanced market in August at 6.42 months of inventory — a notable shift from the buyer’s market readings of recent months. Median days dropped 22.06% from 67 to 53, and the sold-to-list ratio ticked up to 98.5%. Median price rose 3.41% to $310,226.

This is three positive data points moving in the same direction simultaneously — faster sales, higher prices, sellers getting more of their asking price. Conway in balanced market territory with 98.5% sold-to-list is a meaningful shift. For sellers who have been waiting for the right moment to list, the August data says that moment has arrived in Conway.

2. 🌊 Maximum Leverage Still in NMB at 8.95 Months
North Myrtle Beach has the most inventory on the Strand at 8.95 months. Even with days tightening to 43, buyers here have more negotiating room than in any other market. Homes sitting 60+ days are ripe for concession requests — closing cost credits, rate buydowns, home warranties. The inventory advantage won’t last indefinitely as fall buyers absorb supply.
