As we move into fall, the Grand Strand real estate market is showing some interesting shifts. Inventory continues to build across most areas — giving buyers more choices and a bit more breathing room — while sellers in markets like Murrells Inlet and Pawleys Island are still seeing strong price appreciation. Days on market stretched in most markets this month, a reversal from August’s tightening pace.

The headline shift from August: homes are sitting longer in September than they were in August across most of the Strand. That’s inventory absorbing demand as the initial fall buyer surge settles into a steadier, more deliberate pace. Here’s the full picture across all seven markets.
📈 Inventory Rising Everywhere
All seven markets posted month-over-month increases in months of supply. Myrtle Beach jumped 18.13% to 8.86 months. Pawleys Island surged 27.55% to 6.76. Conway and Longs remain at the low end, still in balanced territory, but trending toward buyer’s market conditions.
 
💰 Price Gains in the South
Despite softer conditions across the northern markets, Murrells Inlet posted an 11.31% price gain to $683,422 and Pawleys Island jumped 10.35% to $570,500. The southern end of the Strand continues to show strong underlying demand even as supply rises.

🌊 North Myrtle Beach — Still the Most Inventory on the Strand

North Myrtle Beach holds the highest inventory reading on the Grand Strand at 8.95 months — flat from August but persistently elevated. The one encouraging data point: median days actually improved, dropping 14% to 43. Median sold price held at $434,062, up 2.49% from August.

NMB in September is an interesting split: the most supply on the Strand but homes selling faster than last month. That combination suggests buyers are active — they’re just being selective. Median days jumped to 45, up 45.16% from August’s 31.

The Pawleys Island story in September is one of normalization after a very active stretch. Days are longer, inventory is higher, but prices are still appreciating meaningfully. The Hammock Coast’s appeal — the beach, the marsh, the slower pace — continues to attract buyers willing to pay up. This is a market where lifestyle drives demand more than any macro trend.

🏛 Conway — 84 Median Days But Sellers Still Getting 97.9% of Ask

Conway is showing the widest gap between days on market and seller results on the Strand. Median days jumped 58.49% to 84 — the longest on the Grand Strand by a wide margin. Yet the sold-to-list ratio remains strong at 97.9%. Median sold price ticked up to $312,000.

What explains the disconnect? Conway buyers are deliberate. They’re doing their research, visiting multiple properties, and taking their time — but when they make an offer, they’re offering close to ask.
